<font size="2" face="Arial">Housing prices have fallen dramatically all over the country and rates on 30-year fixed-rate mortgages are already close to 5.5 percent. Experts say it&#8217;s possible, with government encouragement, that rates will fall as low as 4.5 percent.</font></p>

<font size="2" face="Arial">Smaller, versatile space space is trumping huge square footage among home buyers, according to the findings of at least one major home builder.</font></p>
<p><font size="2" face="Arial">Designers at Beazer Homes are eliminating long hallways to open up plans. They also are scaling back master bedrooms. </font></p>
<p><font size="2" face="Arial">&#8220;We found some masters were getting deeper, so the distance from the end of the bed to the dresser across from it was often more than five feet–a no man&#8217;s land. Instead, we&#8217;re tightening it up and putting that [square footage] somewhere else,” says Kent Goff, Beazer&#8217;s vice president of planning and design.</font></p>
<p><font size="2" face="Arial">Preferred floor plans include a flexible space that can be attached to master to be used as either another bedroom or an office. </font></p>
<p><font size="2" face="Arial">&#8220;[People] are looking for spaces that can be used in a couple of ways, depending on how they live their lives,&#8221; Goff says. &#8220;It&#8217;s all about usable, functional space, not just bigger rooms anymore.&#8221;</font></p>

			<content:encoded><![CDATA[<p>If you haven&#8217;t seen the home at 2 Forest Trail Court II, you should!  I thought I would let you know a little history, and tell you a little about the unique details inside.</p>
<p>This home was started pre-Hurricane Hugo, in 1989.  The pilings and foundation were in place, as well as the basic structure.  When Hugo came through, there was flooding, etc, but the house stood intact!  The builder didn&#8217;t complete the home, but advertised it for sale &#8220;as is&#8221;- The first buyer was a builder himself,  so he took over and completed the home in 1992.  Marble tile was used in the entry and in both bathrooms downstairs.  He found some unique items from an old Pennsylvania farmhouse, and used them inside- a huge wooden mantle, probably six inches thick&#8230;. an antique front door with iron and leaded glass&#8230;.antique stained glass doors on both bathrooms downstairs.   He also created a lovely oyster shell chimney wall,  in the same manner that the driveway was done.  To add a little local flair, the fireplace hearth is old Charleston brick.    This home is deceiving because it looks like a &#8220;Lowcountry traditional&#8221; on the outside, yet it evokes the feeling of a mountain cabin when you go inside, with the warmth of pecky cypress trim which is used throughout.   </p>
<p>It was sold in 1995 to the current owners- the property is for sale, and has been carefully maintained since 1995.  Painting inside and out was completed in 2007, with the addition of granite countertops, new appliances and lighting. It&#8217;s move in ready- you can sit on the screened porch and enjoy the sounds of the ocean!</p>
